Taking on the challenge of buying and selling a home simultaneously can be quite intimidating, but don't worry! Many of my clients have successfully tackled this fear and come out on the other side with big smiles on their faces. To help you maintain your sanity throughout this process, I'd like to share my top tips with you.

First, involving an agent in the early stages of buying and selling can be incredibly helpful. Their expertise and guidance can make all the difference in ensuring that everything goes smoothly.


Second, it's always a good idea to consider options for temporary housing. Although you may not end up needing it, having a plan in place for where you'll go in between selling and buying can make the process much smoother.

Third, getting "paperwork ready" to buy and "house ready" to sell before showings start can help you avoid scrambling later on. This means getting pre-approved and making any necessary repairs to your home beforehand.

Fourth, if your search has stalled, be willing to say yes to seeing "just listed" homes. Being flexible and ready to act quickly can help you find your dream home sooner rather than later.

Finally, don't be afraid to trade dollars for a quick closing. It may be worth offering a buyer's home warranty to get a 30-day closing. This can empower your agent to negotiate a quick closing and get you into your forever home as soon as possible.
